Second Floor Demo Prep

With the drainage project finally wrapped up, we’re getting ready to demo the second floor! As in the past, we’re having a demo party where friends come over to smash the hell out of the walls and tear everything down. To make sure this process goes smoothly, safely, and makes as little mess as possible, we have some work to do up front. First, we need to clean up the first floor. With us living in the basement, and the second floor empty, we’re using the first floor as storage. Between all of our projects, moving to the basement, and life in general, it has a tendency to get away from us and turn into a cluttered, disorganized mess. When we demo the floor above, dust and debris are going to rain down between the floorboards, so everything needs to be as contained and protected as we can make it.

I tackled the back (everything behind the wet wall) since this is my de facto workshop where all the tools are kept. After we rushed to finish the basement, I wound up bringing them back up in boxes and not putting them away. I re-organized and cleared out the worst of it, but honestly, I still have a lot more cleanup to do. However, the critical part was I made a space big enough to put all of the kitchen cabinets from upstairs. When we bought the house, we got a bunch of free kitchen cabinets from Sarah’s grandmother (who in turn had gotten them from a friend of Sarah’s parents when they remodeled their kitchen). We’re done with them now, so we’re giving them to Sarah’s parents, since they’ve bought rental property in Florida and want to redo a kitchen down there. Until they pick them up, we needed them off the walls and in the first floor. Sarah cleared up the front of the first floor, which was a bigger process since it involved not just organizing, but throwing away what we don’t want, donating what we don’t use, moving some of what we want into the basement (and finding homes for it all down there), organizing the rest of it into bins and boxes, and finally, covering it all with tarps and drop cloths.

I disconnected the water, which was complicated by the fact we still have the washer and dryer on the first floor and by the way the plumbers replaced a perfectly good dielectric union with a brass female adapter and my side-drain valve with a regular valve (both for no apparent reason other than to piss me off). That meant to disconnect the hot water I had to cut the copper pipe past the valve (which was full of water) and drain it that way. I still need to solder a cap on the pipe. For the cold water (which is all we have for the washer) I was able to reconfigure my press-fit PEX fittings (so easy!). I also disconnected the gas line that went to the stove upstairs. That was made more difficult by the fact it was one 12′ pipe going from the basement to the second floor. Disconnecting it was easy, getting it out of the wet wall was a bit more difficult. We had Lester, our radiant contractor, disconnect and drain the radiators a couple of months ago, so I was able to just lift those off the wall and move them downstairs. I unscrewed the thermostatic valves and fancy stainless steel fittings and saved them in a bag. These radiators will eventually be in the attic bedrooms, since the other stories will have radiant floor heating.

I turned off the electrical circuits for the second floor and took down the ceiling fans and light fixtures, but I still need to remove the actual BX wire cables strewn through the attic. I reclaimed the outlets (few that there were), which we’d installed new when we bought the house. The whole upstairs only had one light switch (in the bathroom) since everything else was on pull chains and a couple of fan remotes. Honestly, one of the nicest parts of the basement is the normal complement of outlets and switches, since they were in short supply upstairs.

Sarah ordered a big dumpster and it was dropped off in the back yard on Friday. Monday I built a chute out of the extension ladder and some 2x4s and plywood to go from the back door of the second floor down to the dumpster that will make the demo process go much faster. We discovered when we demoed the first floor that balloon frame houses lend themselves to a particular order of deconstruction if you want to contain all the plaster dust and mess. By demoing the ceiling first, all the debris falls into the still-enclosed rooms rather than into the wall cavities and into the floor below. By saving the flooring for last, we prevent (some of) the mess raining down between the subfloor boards. Also, by demoing the ceiling before the demo party, we prevent some of the more dangerous aspects of wanton destruction with large groups of people.

I got underway with ceiling demo, starting in the back bedroom and kitchen and working forward. We insulated the attic with blown-in cellulose a few years ago, so there was a lot of fluff shoveling, but the chute is working as hoped. The top of the chute is slightly higher than I’d planned, so I need to lower it a bit, but otherwise it’s a vast time saver over hauling everything down by hand. When we prepped for demo of the first floor we took down all the trim, but in the second floor, at least for the windows, I’m concerned the trim is actually holding the windows in place. They’re all cheap replacement windows and they’re less than professionally installed. We may take it easy on those until we’re ready to replace them. The weather is getting cooler and we don’t want any gaping holes in the exterior walls, let alone the possibility of broken glass and injured people.

I expect to finish ceiling demo tonight, the kids will be out of the house with grandparents for the whole weekend to avoid any noxious dust contamination, and we’ll get this, quite literally, knocked out!

We want to dig out the basement, and the only door is at the back. To be able to get a dumpster into the back yard and haul loads of dirt straight out, we need to tear down the back porch and the garage. We’re planning to replace both anyway, so doing it now makes sense. The back porch is a fully enclosed, two-story, vinyl-siding-clad beast. We took out the stairs from the first floor to the second a while back so we could put in the back sliding door, so it just has steps down to the back door and to the basement.

The first step was to move all of our accumulated stuff off the porch, including the old radiators. Fortunately I found a used radiator company to come and take them and even pay me a bit for the trouble. I disconnected and removed all the old electrical and moved the phone line box from the outside of the porch to the outside of the house.

Saturday morning I started work removing the doors and windows and was soon joined most of by Sarah’s family. We discovered that because the porch was enclosed after it was built, the walls weren’t integral to the structure. The walls consisted of some horizontal 2x4s attached to vertical beadboard, some of which was twenty feet long, and vinyl siding on top of that. While not very strong it held together remarkably well. The big challenge was the right side, where there was no landing or stairs to work from, just a big open space.

We managed to rip down the right side of the wall in one giant piece. You can see from this photo how the floor only extends to the door in the middle of the house. With that piece down, the rest of the back wall was pretty straightforward.  The right side wall was a bit interesting. We wound up pulling the pieces of beadboard off individually and then the vinyl siding, which at that point was just hanging from itself.

By that point is was evening and we wrapped up for the day. The next day we had a bunch of friends over to start working on the structure. The roof was an open question, since there wasn’t a great way to reach most of it. In hindsight, it may have been better to tear the porch down back when we took out the stairs, since having the landing would have made this process easier, plus we wouldn’t have had to worry about breaking the new sliding door with a piece of falling debris.

We used the ladders and a piece of fencing we bought to fill in the gap to shield the sliding door from the chunks of falling roof. We used a rope on the right column to pull it down after cutting it near the base with a chain saw. At first we tried the pictured system of pulleys to pull it down, but the angle was wrong so we wound up not using them. Unfortunately the porch beams were pocketed into the sheathing, so I have to go back and patch the holes in the outside wall before birds start nesting in the walls. I ordered an extension ladder as well, something that probably would have come in handy for this project, since the folding Werner ladders aren’t quite long enough.

We had a bit of a scare pulling down the last section of roof because the left column started to lean out, not only getting close to our power line, but pulling away from the beam that held up the second floor of the porch! After we got the roof section off things went quickly and we got the second floor structure removed. I also screwed the second floor door shut so we won’t have any accidents.

The first floor went pretty quickly too. We left the section by the stairs so we can still get in and out. We moved all of the drywall out of the garage and the freezer out of the basement and into the first floor, and then Dean and Matt built a new railing while I put up some house wrap over the sheathing and patched the lower two holes in the wall.

We now have a massive pile of debris in the back yard (scroll back through the pictures to watch it grow). We’ll need to live with it until we get the garage torn down and a dumpster into the yard, but that should just be a few weeks. I plan to salvage some scrap material to build a ramp that we can use to get wheelbarrows of dirt into the dumpsters when we dig out the basement. This was a big two-day project and we couldn’t have done it without tons of help from family and friends.

Stairs Demolition

Saturday we had our second “Demo Party”, where we invite friends and family to come demolish our house in exchange for food and drink, and it was a big success. We took down all of the plaster and lath in the foyer, including the stairwell, as well as the office on the second floor. Then we took out the remaining partition wall on the first floor and removed the stairs themselves.

Sarah and I had gotten the office empty Friday night. My sister Jessica came up and watched Derek while we continued the furniture rearranging and packing away of our stuff that we’d started Wednesday. Saturday morning two of her nephews, Aaron and David, armed with sledgehammers and masks volunteered to be the “trapped princesses” and went into the office while I built a wall where the door was. Once they were completely walled up, rather than wait to be rescued they simply hammered their way through the wall adjacent to the stairwell.

Unfortunately even before we got all of the lath into the dumpster we realized we had a problem: the dumpster wasn’t big enough. I had gotten a smaller dumpster than last time, foolishly believing that since we were demoing less we wouldn’t need as much room. I forgot to consider that the lath and scrap wood pile were leftovers from the last demo. Now I have to get another dumpster, which costs quite a bit more than if I had just gotten the big one in the first place. Oh well, I’ll know for next time.

The house didn’t originally have electricity, just gas lighting, and I spent a few minutes on Saturday taking out the piping that was still in the walls. It was retrofitted with BX armored cable with cloth-wrapped wiring, which  was run through the load bearing wall by threading it under door thresholds in the second floor and then down between studs in the wall. I disconnected all of this wiring a while back, but a lot of it was stuck, hanging from the ceiling.

Eriq, Will, and I took on the task of removing it. This involved literally climbing up the wall and alternately pushing and pulling the metal-armored cable through one segment at a time. I can’t imagine how this was put in while the walls were still plastered considering how hard it was to remove. We did manage to get all of it out and the only thing left to be removed from the bearing wall is a gas pipe that goes up to the attic for distributing the gas lighting.

Dean was able to get all of the ceiling in the office and stairwell down from above by getting into the attic. This also meant he didn’t get rained on with plaster dust and rat feces. I shoveled the plaster from the floor of the office down the stairs while Siobhan, Sarah K, Dani, and Matt B filled buckets and carried it to the dumpster. I filled and carried out buckets while Dean took the exciting job of getting on the ladder over the stairwell –sixteen feet up– to remove all of the plaster and lath from the walls.

The old lath pile was replaced by a new pile as the foyer demo was wrapped up and we got to work taking out the stairs. This took alternately a reciprocating saw and a sledgehammer to pry each tread loose, working our way down. When it was all said and done, the difference was incredible.

Sarah and her mom baked up lasagnas so we could wash up, eat, drink, and finally relax. This week the new dumpster will be swapped in and I can get the rest of the piles cleared out of the house, along with the plywood subfloor in the kitchen and a couple layers of flooring in the foyer.

Next Steps

Back in August we had  a demo party and gutted most of the first floor, but we left the front foyer and staircase because we knew it would be a while before we were ready to start framing, plus we didn’t have our building permit yet so we wanted to leave the front entrance intact. Now, with the steel beam in the basement and the permit taped up in the window, we’re ready to get to work.

That means it’s time to gut the foyer and stairs, so we’re having another demo party this weekend to do just that. With a dumpster and people coming to help, we decided to demo the office on the second floor while we’re at it. The reason for this is when we rebuild the stairs that go from the first to the second floor, we’ll be putting them about five feet further back in order to make the front bedroom bigger. Moving the stairs back means the top of the stairs will be in what is now our office, or the middle bedroom on the second floor.

Last night we started cleaning up our mess in the office and finding places to put the furniture. Some things are going into storage in the basement, but we still need to move our only phone jack so we still have Internet and figure out where to put one of the desks.

Once the demo is done we’ll be able to close up the remaining window on the North wall and replace the load-bearing wall that runs from front to back with an LVL beam and columns. LVL is laminated veneer lumber, an engineered beam that is stronger and stiffer than wood. That will allow us to have the open plan we want while still properly supporting the second floor.

The open question is whether or not we should build temporary stairs or make do with the stairs on the back porch. It’s going to take some time to get the beam in place, re-frame the joists both in the floor and the ceiling, install new subfloor, and build a proper set of stairs. We might be able to build a temporary set of stairs in the mean time just by cutting some stringers and reusing the existing treads. The only trick will be the winders that we have now. I may just build a landing and make the straight run a bit longer, but I’m not sure yet if that will fit.
